Access Statements

Businesses should be aware of the Disability Discrimination Act (DDA). It applies to anyone selling goods or services and is intended to improve accessibility of services to all. In terms of buildings, the DDA expects employers and service providers to make reasonable adjustments to meet the requirements of disabled people. The law does recognise that different approaches can be used to reflect the size and nature of the business. It’s about what is practical for each service provider. All tourism businesses are encouraged to produce an access statement – including shops, hotels, guest accommodation and even self-catering cottages and houses.

What are access statements?

Access statements are simply a document that gives potential customers a clear and honest description of a tourism business and their facilities and services. Access statements are an essential marketing tool. They enable potential visitors to make an informed decision about whether the business meets their access needs. Access statements cover a range of areas including pre-arrival details such public transport availability through to arrival and car parking arrangements and a description of the property.

Fire Risk Assessments

The Regulatory Reform (Fire Safety) Order 2005 (FSO) came into effect in October 2006 and replaced over 70 pieces of fire safety law. The FSO applies to all non-domestic premises in England and Wales, including the common parts of blocks of flats and houses in multiple occupation (HMOs). The law applies to you if you are:

  • responsible for business premises
  • an employer or self-employed with business premises
  • responsible for a part of a dwelling where that part is solely used for business purposes
  • a charity or voluntary organisation
  • a contractor with a degree of control over any premises
  • providing accommodation for paying guests

Under the FSO, the responsible person must carry out a fire safety risk assessment and implement and maintain a fire management plan.

Air Conditioning Assessments

All commercial premises where there is operational control of air conditioning systems with a cumulative effective rated output of greater than 250kW now requires an energy assessment report.

If there is operational control of air conditioning systems with a cumulative effective rated output of greater than 12kW you must be in possession of an air conditioning assessment report for the system by 4th January 2011.

Air conditioning systems first put into service on or after 1st January 2008 must have their first inspection completed within 5 years of the original date they were first put into service.

Floorplans

We can produce black and white or colour floorplans on request. Floorplans help potential buyers to visualise properties better than if they just have a set of room measurements.

We also complete floorplans for owners of holiday cottages and these are proving very useful to promote properties. Floorplans give visitors far more information about a property and it’s layout than a description alone, especially those with more complicated layouts.

We typically take floorplan measurements and sketches whilst at a property during the energy survey. Please let us know when ordering your EPC if you require a floorplan as well and we will give you a no-obligation quote.
